It’s a fair question. A custom build isn’t like buying a spec home or flipping through a design catalogue. It’s a process—one that involves creativity, coordination, and a lot of careful planning. At Nero Contracting, we’ve built custom homes throughout Calgary and surrounding areas, and we can tell you this: the timeline matters as much as the floorplan.
Let’s walk through the typical phases of a custom build so you know what to expect, from daydream to move-in day.
Phase 1: Discovery & Planning (1–2 months)
This is where we sit down and learn about you—your goals, your budget, your must-haves, and your wish list. We’ll help you assess your lot (or find one), recommend designers or architects if needed, and begin mapping out the vision.
This phase also includes:

This step is foundational. The better we plan now, the smoother everything goes later.
Phase 2: Design & Permitting (2–3 months)
Once your design team finalizes the plans, we’ll work closely with them to ensure everything is buildable, practical, and suited to Calgary’s building codes and climate. We then submit applications to the City of Calgary (or your local municipality) for development and building permits.
During this time:

Permit approval timelines can vary, but we always build in buffer time here.
Phase 3: Site Prep & Foundation (1 month)
Once permits are in hand, it’s go time. We prep the lot, bring in utilities (if needed), and pour the foundation. If you’re building in winter, we factor in extra steps like ground thawing and concrete heating to keep things moving in Calgary’s colder months.
You’ll start seeing real, physical progress here—your dream is finally taking shape.
Phase 4: Framing to Lock-Up (2–3 months)
Framing, roofing, windows, and exterior doors go in—this is called reaching “lock-up.” At this stage, the house becomes weatherproof and begins to look like a real home.
We also:

Phase 5: Interior Finishing (2–4 months)
This is the most detail-driven part of the build. Drywall, painting, trim, cabinets, counters, lighting, tile, flooring—it all happens here. It’s where the house begins to feel like your home.
We’ll walk you through progress regularly and ensure every detail meets your expectations.
Phase 6: Final Touches & Possession (1 month)
Once the finishing is done, we complete:

Most custom homes in Calgary take 9–12 months to build from permitting to possession, depending on size, weather, and complexity. The entire process—from first consultation to move-in—typically takes 12–16 months if you include the planning and design phases.
